A Preventive Maintenance Agreement (PMA) puts you ahead of the curve when it comes to your home. A PMA is an annual, flat-rate program that covers inspections for your plumbing, electrical, heating and cooling systems. It is designed to save you money and give you peace of mind at the same time.
What exactly does Preventive Maintenance cover?
Cooler/Air Conditioner
TLC’s HVAC experts help keep your cooling system in tip-top shape! Whether you have a swamp cooler or refrigerated air, regular maintenance will save you money in the long run by identifying potential issues long before they happen. Many homeowners don’t know that if you do not perform scheduled maintenance on your air conditioner, it voids the warranty. Preventive maintenance can keep this from happening. The PMA covers spring start-up and fall shut-down, as well as filters for your air conditioner.
Some homeowners have found that the spring start-up alone for their cooling system costs just as much as our PMA for the entire year. If this is the case for you, your pocketbook will benefit from a PMA. Cost aside, a PMA allows you to plan for the future. Your technician will let you know which parts and components are aging out. This way you can plan ahead for repairs, new parts and upgrades. Plus, preventive maintenance helps extend the life of your equipment.

Plumbing
Our process for checking your home’s plumbing makes sure that it operates at peak performance! We know plumbing repair problems can be inconvenient and expensive. Our plumbers help catch these problems before they become major hassles.
Unfortunately, some PMA members opt not to take advantage of the plumbing inspections available under their agreement. The annual inspection comes at no additional cost to PMA members, but it is extremely valuable! Plumbing emergencies seem to appear overnight, but they often start small and build over time. Something that is a simple fix at the beginning can become a major problem if does not get caught in time. Make sure to take advantage of the annual plumbing inspection covered by your PMA! Finding these problems early can save you a lot of headaches and frustrations.
Electrical
Along with the annual plumbing inspection, PMA members also receive an annual electrical inspection. A TLC electrician will check your electrical system completely. They will check everything from your main panel to smoke detectors. They will also test your GFI (Ground Fault Interrupter) outlets to ensure that they are operating correctly. Having your electricity inspected annually can save you time and trouble in the future and also lower the risk of fire or electrocution.
Does the PMA cover the cost of repairs?
The PMA covers annual inspections, the listed maintenance and seasonal start-ups/shutdowns. It does NOT cover the full cost of repairs, but you receive a 10% member discount on any additional services. You can have the technician do the repairs immediately or you can schedule for a later time. The benefit of the PMA is that you get a better understanding of how your home’s plumbing and comfort systems are operating.
But what if you don’t remember to schedule your annual inspection?
The goal of the PMA program is to make maintenance easy for you. TLC will send you a courtesy email and phone call to help you schedule each of the following:
- Air conditioner or swamp cooler start-up
- Heating system start-up and cooling system shut-down
- Annual electrical inspection
- Annual plumbing inspection
You will receive your courtesy call and email ahead of the rush so that you can schedule early. This will help you avoid long wait times during the spring and fall seasons.
How much does the PMA cost?
The PMA cost is a one time, up-front payment based on the type and number of heating and cooling units you have. This price must be paid in full at the beginning of the contract, but covers all of the services and inspections mentioned above: cooling and heating start-up, electrical inspection and plumbing inspection.
